Update: September 2016

No development application has been lodged with Council yet for the old paint factory site at 115 Hyde Rd, Yeronga. I appreciate there is a high degree of interest in this site and I will let everyone know if/when a development is lodged.

Not unsurprisingly, the developer for the old paint factory at 115 Hyde Rd, Yeronga has proposed high density units on the site. It is a massive blanket of high rise units.

Their masterplan proposal includes:

1000 units

approximately 20, 5 storey unit buildings

some 2 and 3 storey townhouses on Hyde Rd

2,500sqm commercial and retail land

6,500 sqm low impact industry (existing lot)

5 new roads connecting to Hyde Rd and Cansdale St

an estimated 6,240 EXTRA vehicles per day

In contrast, if the site was to be rezoned for low density development it would yield about 160 lots.

To let you know about a few other things the developer clearly doesn’t know about.

1. Extension of the 196 Bus service: both Council and Translink have steadfastly refused to extend the 196 to Yeronga. Our community lobbied heavily for this a few years ago and the answer was NO. The developer cannot promise this, as stated in their flyer.

2. Hyde Rd Roundabout: the intersection with Cansdale St has been listed for several years for traffic lights to provide a safe crossing point for The Village residents and other pedestrians to cross busy Hyde Rd.

3. What’s worse is the developer is trying to pass off existing parkland as a new “Village Green” at the Hyde Rd Dog off leash area and attempting to build a concrete path through the middle of this popular facility.

Please do not be fooled into thinking that the developer can or will deliver on the ‘potential community dividends’.  Council can and does sit on development money for decades.

Flooding and traffic issues seem to have received little consideration.

I urge you to look beyond the glossy brochure’s arty images and look at the scope of the actual development they are proposing. You should base your comments and feedback on this.

Interestingly, not all landowners in the area have agreed to the masterplan with a section of the land to remain low impact industry in the middle of the high density unit development. It does not add up, putting residential and industry uses into conflict.

A development application has not been submitted to Council as yet.

A flyer will be released this weekend to around 2,500 residents in Yeronga inviting residents to have their say. I urge residents to speak up and protect Yeronga West from high rise. Comments are being sought until 29 February 2016 (less than two weeks).

I do not support high rise in Yeronga West and find it staggering that the developer thinks 1000 new units the size of a whole new suburb is appropriate. Let’s send them a clear message about preserving the low density, family friendly feel of Yeronga West.
